Terms of service

These terms are an agreement between you and Inrentives (“we”). They cover inrentives.com and the renter, landlord, and agent apps. By using any of them you agree to these terms and to our privacy policy. Landlords and agents accept additional terms inside the apps: the permissible-purpose attestation for landlords and the referral agreement for agents.

1. Who can use Inrentives

You must be at least 18 and located in the United States. You agree to give us accurate information and to keep one account per person.

2. What we do

At your request, and with your written authorization, we verify your identity, obtain a soft credit inquiry, verify your income, and obtain eviction and background records from consumer reporting agencies. We compile the results into a Renter Resume and deliver it to the recipients you choose. We do not decide whether you get a home; landlords make their own decisions under their own legal obligations.

3. Your account

Renters sign in with a mobile number and a texted code, and may add a passkey. Keep your phone and passkeys secure; you are responsible for activity on your account. Tell us at once if you believe someone else has used it.

4. Fees

A Renter Resume costs $90, charged when you order it. The fee covers every check and 90 days of sharing from the day the Resume is issued. Renewing after 90 days runs every required check again at the same price. Prices may change for future orders; we will never change the price of a Resume you have already paid for. Taxes are added only where the law requires.

5. Refunds and payment disputes

If we cannot produce your Resume, we refund your payment in full. Once a Resume is issued the fee is not refundable, because the checks have already been run at our cost. If you dispute a charge with your card issuer, sharing of that Resume pauses until the dispute is resolved and resumes if it is resolved in our favor.

6. Sharing your Resume

You choose every recipient. Links go to one recipient each, expire on their own, and can be revoked from your dashboard. A landlord who has already attested and opened your Resume keeps the view they saw, and we are not responsible for how a recipient uses information they accessed lawfully.

7. Landlords

You may open a Resume only with a permissible purpose under the Fair Credit Reporting Act, which you attest to before viewing. You are responsible for your own compliance with federal, state, and local law, including adverse action notices and local fair-housing rules such as the Cook County Just Housing Amendment’s two-step review. You may not copy, resell, or redistribute a Resume or use it for any purpose other than evaluating the applicant who sent it.

8. Agents

Agents must hold a valid real estate license. Referral payouts, payout methods, and reversals on refunded or disputed payments are set out in the agent agreement presented at sign-up. You are responsible for any tax on payouts you receive.

9. Accuracy and disputes

Report data comes from third parties and we do not alter it. If you believe something is inaccurate, dispute it from your dashboard and we will route the dispute to the company that produced the data. The Fair Credit Reporting Act gives you the right to dispute inaccurate information and to a reinvestigation within the time the law allows.

10. Acceptable use

Do not give us false information, use another person’s identity or documents, open a Resume you were not sent, scrape or copy the service, or interfere with its operation or security. We may suspend or close accounts that do.

11. Our content

Inrentives, the Renter Resume, and the software and design of the service belong to us. You may use them only as these terms allow.

12. Disclaimers and liability

The service is provided as is. We do not guarantee that a landlord will accept a Resume or approve an application. To the fullest extent the law allows, we are not liable for indirect, incidental, or consequential damages, and our total liability for any claim is limited to the fees you paid us in the twelve months before the claim arose. Nothing here limits rights that the law does not allow us to limit.

13. Ending the agreement

You can stop using Inrentives at any time and ask us to delete your account. We may suspend or end your access if you break these terms. Data is deleted or retained as the privacy policy describes.

14. Governing law

These terms are governed by the laws of the State of Illinois. Any dispute will be brought in the state or federal courts located in Cook County, Illinois.

15. Changes

When these terms change we update the date above and, for material changes, tell you by email or text before they take effect. Continuing to use the service after that means you accept the new terms.
